What is a building survey?

Compared to our level 2 home buyer survey, level 3 building surveys take a deeper dive into the property you are looking to purchase. As well as a detailed photographic inventory, we’ll also include condition descriptions for each element of the property, urgent repair recommendations and possible cost implications.

Your building survey report will contain:

  • Detailed notes about construction methods and materials

  • Technical assessments of any defects found with advice on further action required

  • Details of less important repairs and design issues

  • Information about brickwork and roof condition

  • Information about any asbestos used in construction or renovations

  • Details of any damp or rot found, including the state of any damp proofing

  • Information about any structural defects found

Does my property need a building survey?

Level 3 surveys are recommended for properties that:​

  • Are over 100 years old

  • Are historic or listed buildings

  • Have had major refurbishments or restructuring works

  • Were constructed using non-standard materials or methods
